Harrison Real Estate represents the owner’s interest and has a fiduciary responsibility to the owner of the rental unit you may apply for. We are obligated to treat all parties fairly respond accurately and honestly to all questions and to disclose material facts about the property.
RENTAL GUIDELINES All prospective tenants must meet qualifications based on rental and employment history, as well as income and credit standards. A credit report from a nationally recognized credit reporting company is run on all applicants. Income assessments based on gross monthly income. If two or more applicants are sharing a rental unit, their combined income will be considered. As a guideline, gross monthly income of the applicant(s) should be 3 times the monthly rent.
PETSAlthough most of our rental houses permit pets, most of our apartments do not. Please ask us before scheduling a showing if you need a pet friendly rental. If owners do accept pets, an addendum to the lease and a pet deposit are required.
APPLICATION INFORMATIONAll adults intending to reside in a unit must complete an application and be a designated tenant on the lease. To complete the application, we will need the following:
- Application fee: $39.95 per applicant, non refundable
- Income verification: Two most recent pay stubs. If self-employed, prior year’s tax return.
- Personal ID: Current Driver’s License or State ID Card
APPLICATION APPROVAL PROCESSProcessing an application requires a minimum of 2-4 days. Once completed, the owner makes the final decision to approve or deny an application. To strengthen an application, the owner may require a cosigner.
Harrison Real Estate acts in compliance with all fair housing practices and standards. Federal and state laws make it illegal for anyone to refuse of race, color, religion, sex, familial status, age, handicap or national origin.
ONCE YOUR APPLICATION IS APPROVEDSECURITY DEPOSIT: In order to reserve the rental unit and take if off the market, we must receive a security deposit equal to one month’s rent. The deposit must be in the form of a money order, certified check or bank check, we do not accept cash.
TENANT ORIENTATION: Prior to moving in, you will be scheduled for a 1/2 hour orientation and lease signing in our office. In addition we are required to give you the following documents:
- Landlord Tenant Relations. INDIANA CODE 32-31
- Many houses and apartments built before 1978 have paint that may contain lead. Lead paint, paint chips and dust can pose health hazards. The link below will provide information about lead paint safety. PROTECT YOUR FAMILY FROM LEAD IN YOUR HOME
- The owner of the building is required by law to provide smoke detection devises outside the bedrooms of your unit. INDIANA SMOKE DETECTOR LAW
- All utilities for which you are responsible must be turned on in your name by move in day.
- It is strongly recommended and sometimes required that you purchase renter’s insurance to protect your furniture, clothing and electronics. The owner’s insurance does not cover any of your property in case of damage or loss. If you need assistance with renter’s insurance, the professionals at Harrison Real Estate will be happy to assist you.
WHILE YOU ARE A TENANT RESPONSIBILITIES: The Indiana Code – Landlord Tenant Relations will answer your questions regarding your rights and responsibilities. Your lease complies with the Code and outlines what is required of you during your tenancy.
PAYING RENT: As a reminder rent is due on the first day of each month. Your check should be made payable to Harrison Real Estate and mailed or delivered to Harrison Real Estate, 301 S Monticello Street, Winamac, IN 46996. Rents received after the 5th of the month are subject to a late charge equal to 5% of the monthly rent. Please be sure to write your rental address in the memo section of you check , money order or bank check .
MAINTENANCE REQUESTS: We ask that you email all requests for maintenance to firstname.lastname@example.org. We will respond via e-mail within 24 hours to verify receipt of the request and let you know our plan of action. It is most important to e-mail us immediately regarding water problems, such as leaking pipes, ceilings, dripping faucets and running toilets. You may also phone us at 855-964-8433 to report a maintenance requests. Text messages are not accepted.
PARKING STICKERS: If the city or neighborhood you reside in requires a parking sticker it is your responsibility to apply for one.
EXPECTING GUESTS?: It is expected that you will have guests visiting you at your residence. Any guest who is staying more than 5 nights need to be reported to the leasing office of Harrison Real Estate. Please be courteous of your neighbors when having guests at your residence.
WHEN IT IS TIME TO MOVE ON GIVING NOTICE: Please remember to give a 60 days written notice if you do not wish to renew your lease. The notice shall be effective the first day of the month following the date notice is given. Month to month leases still require 60 days notice. Real Estate agents for Harrison Real Estate will begin showing your apartment to prospective tenants. You will be given advance notice via phone or e-mail for each showing.
MOVING OUT: Although we will be sad to say you go, we want your move out experience to be as smooth as your move in. The move out checklist will help you get organized.
Utilities must remain on in the tenant’s name until the day that the lease terminates, regardless of residency. At that time, the utilities will be transferred to an incoming tenant or into Harrison Real Estate’s. We do not, under any circumstances want the utilities turned off.

PROTECTING YOUR SECURITY DEPOSIT: Please refer to the SECURITY DEPOSIT ADDENDUM TO LEASE of your lease for detailed information regarding deductions to your deposit. You may not use your security deposit in lieu of your last month’s rent. When you have vacated, a representative of Harrison Real Estate will inspect the unit. You may be present, if you choose. Within 30 days from the termination of your lease, we will mail you the security deposit disposition and deposit to you. Don’t forget to give us your forwarding address!
